The new Tobin Montessori & Vassal Lane Upper Schools in Cambridge, MA is a $270 million, four-story, 359,100 square foot educational complex. Set on 9.1 acres bounded by Vassal Lane, Concord Avenue, and Alpine Street, it unites Tobin Montessori (316 students), Vassal Lane Upper School (300 students), and key Department of Human Services programs including preschool, after-school, and Special Start into a resilient, unified campus.
Hot-dip galvanized steel and net-zero-ready power: this campus is built to outlast weather and outperform the code
The steel scope features 450 tons of hot-dip galvanized steel, plus 120 tons of steel that is galvanized and painted for enhanced corrosion protection and aesthetic integration. Guided by life-cycle cost analysis and harmony with the surrounding landscape’s palette, the galvanizing and duplex strategy strengthens the building against Cambridge’s freeze-thaw cycles while reducing long-term maintenance.
Net Zero Emissions ready and targeting LEED® Platinum, the project runs on all-electric systems: a hybrid of geothermal and air-source heat pumps, air-side energy recovery units, demand-control ventilation, and high-efficiency lighting with daylight dimming. A 1,000 kW roof-mounted photovoltaic canopy supports the load, delivering a power density roughly 30% below code.
Low embodied carbon materials, targeted Red List Free finishes, and bioswales for stormwater management reinforce a holistic approach to resilience and environmental health.
For the design team, the net zero designation is more than efficiency: it cuts operating costs and carbon footprint while signaling leadership in educational architecture – prioritizing wellness, climate resilience, and compliance with the greenhouse-gas standards that are rapidly becoming the baseline.
